This document provides an introduction to the changes to the building regulations and building control process that have been made by the Government under the Building Safety Act 2022 which came into force on 1st October 2023. This document covers the changes made to the building control process for non-high risk buildings and the new legal duties on those involved in the building process. This document does not cover the changes relating to high risk buildings (HRBs) which are now the responsibility of the Building Safety Regulator (BSR).
The key changes are:
- New Duty Holder roles for ensuring compliance with Building Regulations at each stage of the building project
- Extra information requirement for Building Control applications and extra information requirements before the issuing of a Completion Certificate
- Defining the commencement date of works
